This whole-house eco-refurbishment of a 1930s mid-terraced property in Bounds Green has maximised the building's floor area using permitted development rights.

A ground floor extension has transformed the original kitchen into a light and airy open plan kitchen, dining and living area with excellent connections to the garden. The extension was designed to maximise daylight within the original building and minimise the impact on the neighbouring properties.

A loft extension has created a fourth bedroom suite where large sliding windows give the bright bedroom, dressing area and bathroom a luxury hotel feel.

While the front of the house was refurbished with original details reinstated, the additions at the rear offer a new modernist façade reading as a cohesive whole rather than the typical loft conversion ‘box’ sitting on top of the original structure. The new facade incorporates a white rendered external insulation system and the walls, roof and floors of the original property were also upgraded using a variety of insulation technologies. The extensive asbestos found in the property was removed and the plumbing and electrics replaced.
