01 Zinc Clad Extension to Rear of Flat

Change of use, refurbishment and extension to a two-storey basement flat.
The property was previously a lawyers office. The client for this project purchased the property from a developer and commissioned Capital A Architecture to design a modern, luxury home across two levels. The property is A Listed and located in Edinburgh New Town, a UNESCO World Heritage Site. The client wanted to avail of the private rear garden, a rarity in Edinburgh city centre. The site slopes steeply and the rear is overlooked by neighbours above and on either side. The lower level of the property would house the living area but because it is cut into the hill, it only gets daylight from the garden side. The extension is designed to maximise daylight, while easing access to the garden by dropping the floor level. To create a sense of privacy, the roof is cantilevered 1.5m and a sheltered deck is created. The patio is paved with floor slabs reused from inside the property. The extension is clad in zinc, which allows for thin edge details and compliments the existing sandstone building.
The interior layout is straightforward, with bedrooms on the upper level and living area on the lower floor. The two levels are connected by an existing stone, half spiral stair which was overhauled and had a modern, recessed handrail added.
The project has been a great success, creating a high quality, modern home in the heart of Edinburgh. The design is contemporary but breathes new life back into an old building.
