Floating Sun-room Extension – Maximising Space, Light, and Connection
This contemporary floating sun-room extension was designed to provide a seamless indoor-outdoor living space to the rear of the client’s urban property, making the most of its south-facing aspect. The client’s brief called for a modern addition that would enhance the connection to their garden while offering an airy and accessible retreat for their family to enjoy year-round. To achieve this, the design incorporates bifolding doors on two elevations, creating a fully open corner with no supporting post, giving the illusion of a floating corner. The roof was designed as a flat roof with a parapet to minimise disruption to an existing bedroom window while incorporating a flat roof light to bring in additional natural light. The external K-rend render was carefully selected to match the sandstone detailing around the existing house windows, blending the extension harmoniously with the original property. Sustainability and energy efficiency were key considerations. The design features additional insulation in the floor and ceiling to offset the extensive glazing, underfloor heating to maximise internal space, and low-e glazing to optimise solar gain. A separate thermostat allows for zoned heating, ensuring comfort and efficiency. One of the project’s challenges was the structural complexity of the floating corner, requiring deep foundations and a bespoke steel frame designed in collaboration with an engineer. The result is a visually striking, structurally sound addition that meets the client’s brief perfectly. The client praised the experience, noting: “Chris listened to what we wanted and offered great advice to enhance our plans. The final design was everything we thought it would be and more.” This sun-room has transformed the way the family uses their home, offering a bright, functional, and inspiring space that adds both aesthetic and financial value.
