Green Lane Formby
Green lane is the refurbishment and extension of an existing dwelling located in Formby adjacent to a grade 2 listed coach house.
The plot had suffered from numerous refused historic planning applications that failed to acknowledge and respect the adjacent listed building, so our approach needed to respond to the client’s brief while ensuring the new design was sympathetic and mindful of the local heritage. The approach was to strip back the more recent garage additions and first-floor extension, which provided only compromised and unusable space, and replace them with a two-storey extension that followed the roof line of the main house, falling away towards the listed building. Materiality of the new extension matches the existing house but is separated by a full-height frameless glass slot running from ground to roof level. A large angled picture window incorporates vertical red cedar timber louvres, used to provide privacy and shading to the bedroom and ground floor living space. Internally, the ground floor was opened up using large glazed doors and new bi-fold doors opening from the kitchen and gym onto the swim-up pool terrace. The master bedroom has been extended into the roof space to create a large double-height volume along with a new ensuite and dressing area. Working closely with planners, conservation, and the client, we were able to refurbish and extend this difficult property to create a home that allows the family and children to grow with no need to relocate.
