Remodelling of a family home with new rear and side extension providing additional kitchen and dining space.

The reconfiguration of this semi-detached 1930s property provided the owners with much needed additional family space to the rear of the property and an extra two bedrooms to the attic level. The budget was minimal with all internal alterations and extension completed just under £100k.

The entrance and central circulation was reworked to allow a better flow around the property and link with the rear garden area. On entering your eye is drawn to the feature window at the rear, leading you to the garden area beyond. There is an open-plan feel to the new hallway which leads to the kitchen and dining area and a small seating space to enjoy the garden views.

Some small changes internally together with the new rear extension have allowed the family to live in a more positive and flexible way. The rear garden faces south, ensuring that all year the back dining and seating space is flooded with sunlight. This light filters through to the kitchen and naturally lights the staircase to the children’s bedrooms within the attic space.

The extension itself is a timber frame construction clad with Siberian larch. A grass roof provides a pleasant aesthetic and, in the spring and summer, enhances the view from the upstairs Velux windows. Working to a strict budget, the client self-managed the build, bringing in skilled trades where required.
