As an affordable way to own a house in London, this new two-bedroom house was constructed at the end of our clients’ parents garden, replacing an old garage and shed

The house is situated at a bend in the road. Therefore, the footprint follows the building lines of the properties at either end, sitting discretely behind an old garden wall. A new pedestrian entrance gate is set between existing piers which formed the vehicular entrance to the demolished garage.

The familiar building form takes its inspiration from the gabled garages opposite as well as reflecting the simple layout, so the living area follows the build line of Vyner Road with the bedroom wing following the build line of Perryn Road. The entrance hall is formed at the junction of the two.

The new footprint of the building creates two private courtyards providing valuable amenity spaces off the open plan living area and main bedroom which have large sliding doors to seamlessly connect the various spaces inside and out. Currently the courtyards are laid out with gravel. However, it is intended that these will be finished with ground and polished concrete to match, funds permitting. Internally the roof structure is exposed and bespoke rooflights provide high levels of daylight within.

The ceiling heights generously follow the line of the faceted and gabled roof creating unexpected and dramatic spaces for such a modest house. Externally, a simple palette of materials has been chosen, including dark facing brickwork, lime mortar and anthracite zinc. Internally, polished concrete floors, oak veneered joinery, white painted walls and brass ironmongery complement the honest approach adopted generally.
