Glazed extension
Refurbishment of a lower ground floor apartment in a mansion block into a contemporary home
We were approached to transform a run down basement apartment, within a Victorian mansion block in Lexham Gardens, a conservation area in Kensington. It suffered from an inefficient layout and poor internal light, as well as requring a full refit. We gained consent to demolish the existing post-war rear kitchen extension and replace it within an enlarged footprint extension, to the same height, but opening up to the courtyard garden with a modern frameless glazed structure.
This, along with a generous rooflight maximised daylight, from the north rear-facing garden, into the rear of the flat, which contains the main living areas, kitchen, dining, study and second bedroom. The layout was reconfigured to minimise circulation space, this allowed the creation of three bedrooms, two with ensuites and a further utility room. The flat was fitted with high quality joinery, lighting and fixtures and fittings to create a stylish family home. Externally, to the rear, we worked with a garden designer to create a simple practical, yet elegant courtyard garden.
