The property, within the Grade II listed Pump House Hydraulic Station in Rotherhithe, was converted into flats 25 years ago. It features an open volume with kitchen/living space, gallery mezzanine, and bathroom.
The unit is characterised by brick walls on three sides, a massive 5.3m top-arched window, and a cast iron top ceiling supported by 750mm high girders spanning from front to rear. The complete internal demolition of all the non-listed items allowed for a new layout, creating an additional floor and one additional bathroom, opening a large side window, and resizing the existing rear window for cross ventilation and storage space. Instead of the original open gallery, both rooms upstairs are closed by glazed partitions accessible from bridges with perforated metal floors across the triple-high stairwell fronting the arched window. The second level is hung to the girders with clamps, ensuring reversibility without impacting the property's architectural significance. The project increased the footprint by 60%, adding around 15 cubic meters of storage capacity. The design aimed to preserve the industrial character and openness of the volume, with large internal glazing providing visibility throughout.
