Ground floor client areas for meeting and presentations with first floor ancillary office space for a family-run sandwich company

To support the growth of the company together with the integration of the second generation of the family into the business, the company purchased an existing, disused factory within an industrial estate on the outskirts of Newry in January 2014, with the view to redeveloping and to signal a new era for the company.

The office comprises ground floor front-of-house client areas for meeting and presentations (including a demo-kitchen area) with first floor ancillary office space.

The offices provide support for the production facility to the rear and the associated countrywide delivery and distribution of their product.

The ground floor openings are dressed in metal surrounds that project and stand taller than the openings. The tall proportion of surround and material change to the window head works to create a more dominant ground condition to the building and register a new use.

The varied palate of existing materials is unified and muted by painting all surfaces a single colour. This approach to the colour palette provides a more singular and assertive form that helps to register a position within an otherwise ubiquitous backdrop of characterless warehouse structures.

The portal framed steel structure afforded the opportunity to strip out the existing cellular accommodation and provide a series of simple connected open plan spaces.

On the ground floor the walls and steel frame are dry-lined. The newly formed downstands work to define areas of exposed existing concrete slabs to the ceiling. A reclaimed timber floor (from an old school hall) runs through the ground floor and clads the reception / demo kitchen unit.

In the first floor the existing cellular rooms and suspended tile ceilings were stripped out and the space was opened up.

The works have transformed a drab vacant factory unit into a contemporary working environment.
