High density affordable housing scheme in south-west London, which explores the potential of a hybrid form of prefabrication
The scheme consists of sixty-five units of housing on a restricted urban site, located within an area of residential, retail and commercial uses. The unit sizes range from one bedroom flats to large family houses. The high density has accommodation split between shared ownership, key worker and rental provision.
New communal facilities, including a tenant’s meeting room and an all-weather play court unite the new development with the adjacent 1912 Peabody housing estate. There is a strong sustainability agenda with the building fabric providing high thermal and acoustic performance.
Walls and floors are constructed in the factory as welded panels composed of light-gauge steel elements. The bathroom pods are also structured in light-gauge steel and designed to be an integral part of the structure. Panels and pods are sized to fall within the normal vehicle load restrictions for an inner London site.
Fully braced crosswalls provide stability front-to-back, combined with decked floor panels acting as diaphragms in both directions.
