A sustainable, speculative new build house on the tight site of a former garage on an end terrace suburban location in Wimbledon Park, South London

The house sits within an established context and was designed to create an unmistakably modern house but one that felt as domestic and characterful as the period homes that surround it. It feels neither austere or stark nor pastiche and forgettable and through detail and refinement sits comfortably in its suburban setting whilst lifting the street scene with its subtle decorative flourishes.

Referencing the 1930's Arts and Crafts terrace to which the new build house is attached, the ground floor brickworks incorporates three different tones of red brick to mimic the patina of the older context. The brickwork has a flush lime mortar and has been laid in English bond with basketweave bands above the doors and windows and on the bay. White and black tiles around the entrance echo the tiled paths of the grander Edwardian properties opposite. Above ground floor, the house is finished with roughcast white render, a material dominant in the inter war context.

Internally, although compact, the house is bright and spacious with large windows flooding the house with light and offering dual aspect to most rooms but also charming and characterful, with cost efficient materials detailed playfully and colour used to enrich the interior spaces.

An understated fabric first approach to sustainability was adopted for the project with a highly insulated external skin, discrete PV panels and triple glazed windows.

The house demonstrates that a contemporary and characterful home can be created speculatively and within a budget. With 1000's of these underutilised sites across suburban London, we believe this home demonstrates a sustainable way to develop in areas that have previously been opposed to development 'in their back garden'
