Retrofit of a six-storey residential block of retirement apartments

The out-dated and poor performing external envelope was addressed by installing external wall insulation (EWI), finished with aluminium, Trespa and render. This enhanced the thermal performance of the external walls and reduced condensation.

Further to this the external wall systems are supplemented with new inward opening and energy efficient double glazed windows designed alongside the residents to obviate previous cleaning health and safety issues while reducing the overall u-value and maximising natural daylight.

The low performing and leaking bituminous waterproofing system on the main and bungalow roof was replaced using Flag’s polyester reinforced single-ply membrane system, integrated with 130mm foil faced PIR insulation, significantly reducing the overall u-value.

The internal communal lighting was identified as having high energy consumption. This resulted in all the lighting being replaced with very efficient LED wall mounted lighting, reducing the energy consumption.

Finally, a new entrance has been installed to offer a focal point for the building and improve access whilst incorporating a seating area for residents.
