Mixed-use retrofit of three adjoining buildings in Soho, central London
At 7-8, an office building constructed in the late 1950s, an art gallery is retained in basement and ground floors and 11 flats are placed on the upper levels. This residential accommodation, generally two flats per floor each with between one and three bedrooms configured around a central core, was required by the council to match the commercial space in a seperate block built as part of the same development.
The precast concrete and brickwork facades of the building have been coated in black-insulated render and the window configuration rearranged to introduce new areas of external walling. This allows the building to meet acoustic and thermal requirements and makes the flats feel less exposed.
The adjoining office buildings at 9 and 10 Rathbourne Place have been refurbished but remain as office space.
At the rear the three buildings on Rathbone Place along with the new commercial block enclose a hardscaped staggered passage.
