Refurbishment and extension of dilapidated Victorian brick built warehouse into a new office space
The project involved transforming the Victorian brick built warehouse into a new office for Innovate Design, with flexible tenancy arrangements. The design reflects the ethos of the client, providing a contemporary & elegant working environment.
The design is modern but restrained and complements and enhances the original building fabric. Existing openings are reinforced with new sliding doors forming an improved entrance, and a new two storey glazed opening creating new views from the offices and a stronger termination to the street scene.
Internally original features have been kept where possible. The brick walls and original steel columns and trusses are left exposed and a polished concrete floor continues the industrial aesthetic. The use of a single escape stair located along the Party Wall was central to realising the buildings full potential and helped to ensure the clients growing business could be accommodated with some flexibility.
The project has achieved a remarkably high impact for the tight budget of £500/m2.
